Why Tamarama is different

Tamarama is one of the most exposed pockets in the Eastern Suburbs. Wind comes off the water with very little in front of it, so plant selection, fixings, screening and every material choice are made for the exposure of your specific block rather than pulled from a standard palette, and marine grade hardware is the norm rather than an upgrade. Blocks are small and steep, which pushes usable space onto terraces, rooftops and courtyards, so levels, built in elements and drainage do the work that floor area would do elsewhere. Sandy free draining soils need building up to hold moisture and nutrient, planters and rooftop spaces need waterproofing and load considered properly, and narrow streets make access for materials and machinery something we plan before work starts.

Waverley Council

Tamarama is within the Waverley Council area. Established trees are protected, so removal or significant pruning generally needs consent. Coastal controls apply through much of the suburb and view sharing between properties on a steep slope is taken seriously, so structures, screening and planting height near boundaries are assessed more closely than they would be inland. Retaining above a certain height, excavation, pools and rooftop terraces generally require a development application with engineering, and on a block this steep that is common. We factor this into design and our landscape architects can prepare the documentation council requires.
